Our client is a group of companies with around 60 separate assets in total with a combined area of over 1,000 acres, including some buildings and tenanted properties. The portfolio is mostly focused across Greater Manchester and less than 15% (by area) is currently used for operational activity.

Approximately a third is either surplus or considered a liability and the remainder – more than 500 acres – has some form of current / future development potential.

They are looking to recruit a Land Manager / Development Manager to join their ever growing team.

Working alongside the Development Director, The Land Manager will play a crucial role in managing this complex and extensive portfolio.

Job Objectives of the Land Manager

The Land Manager will deliver a full range of services linked to the effective management of the portfolio.This will include minimising the financial liabilities and risks associated with land and buildings and identifying and pursuing opportunities to maximise income / revenue where possible.

Key Tasks

  • Monitor and update the companies strategy (an inventory of all our assets) on a quarterly basis
  • Build and maintain positive relationships with Local Authorities / public agencies and adjacent landowners / communities.
  • Coordinate the preparation of planning applications and other formal consents related to the effective management of land and buildings
  • Coordinate day-to-day activities and actions across the portfolio including boundary disputes, complaints and working with partners to tackle nuisance (including fly-tipping and anti-social activity)
  • Prepare or have an input to regular reports (including Board Papers) in connection with the monitoring and performance of the land portfolio and associated risks
  • Ensure effective team collaboration within the wider business.
  • Appointing and handling external agents for the letting and sale of land, especially in connection with battery and solar use and exploiting the potential for Biodiversity Net Gain.
  • Liaising with commercial and residential occupiers including managing lease events, licenses, and associated documents, service charge production and budget management.
  • Negotiating and documenting other agreements with occupiers and 3rd parties and instructing solicitors.
  • General property advice / assistance as required by colleagues.

Person Specification

  • Property / Asset Management experience across commercial and residential uses is essential.
  • Sound professional knowledge, including Commercial and Residential Landlord & Tenant legislation.
  • An appreciation of Health and Safety and risk matters relating to land and property (including vacant and potentially dangerous structures)
  • MRICS qualified.
  • Ability to travel to sites around the North West of England.
  • Commercially aware and forward thinking to deliver innovative approaches that turn liabilities into assets or significantly reduce net outgoings
  • Excellent report writing and analytical skills and competency in preparing and delivering presentations, including the use of technology
  • Well organised including project management / co-ordination capability
  • Excellent interpersonal skills for working in teams
  • Flexible and adaptable
  • Ability to always promote a professional image and company values
  • Work as part of a team and be able to operate under your own initiative.
